Joanna Gaines' Colorado Dream House: The $5.5M Fixer Upper
A Mountain Retreat for the Gaines Family
Joanna and Chip Gaines, the beloved stars of HGTV's Fixer Upper, have expanded their renovation empire to the Rocky Mountains with their latest project: a stunning Colorado property reportedly purchased for $5.5 million. This ambitious transformation is now the focus of their new limited series, Fixer Upper: Colorado Mountain House, airing on the Magnolia Network and HGTV.
The Gaines' journey to Colorado began years ago during family ski trips and spring break vacations to the region. When Chip stumbled upon this unique property, it felt like fate. "From the moment we pulled into the long driveway, it immediately felt like we'd found far more than what we'd been looking for," Joanna shared on Instagram. "It had good bones, the right square footage, but mostly, it felt like a home away from home."
The Perfect Property
Located in Woody Creek near Aspen (former home to Hunter S. Thompson), the 1960s-built main house spans 3,662 square feet across two acres. The property includes two additional cabins and a scenic trail leading to private riverfront perfect for fly fishing. Despite the staggering price tag, Chip secured a significant bargain – the home was initially listed for $7.5 million, reduced to $6.5 million before closing at $5.5 million in 2024.
"While we knew that saying 'yes' to a major renovation project outside Texas would require being stretched beyond our comfort zone, we had a feeling taking on this fixer upper would be worth it in the end." – Joanna Gaines
A Labor of Love
The renovation process is anything but simple. At nearly 8,000 feet elevation, the project presents unique challenges including specialized construction techniques and unpredictable weather. Joanna plans to completely gut both floors of the main house, reconfiguring the layout to accommodate their family of seven (plus visiting relatives) while preserving the home's original midcentury charm.
The series documents their adventures navigating everything from surprise wildlife encounters (including a memorable run-in with a bear) to uncovering unique architectural details. "We'll tackle the renovation of the 1960s mountain property laden with the unique design and construction hurdles that come with high-altitude living," according to the show's description. "Together, they'll blend original midcentury details with European-inspired finishes, transforming the home into their own timeless family retreat."
What to Expect
Fixer Upper: Colorado Mountain House consists of three episodes, with the finale airing December 23. Viewers will witness the couple's first major project outside their home state of Texas, as they balance family life with the demands of a high-profile renovation. The series also showcases their commitment to creating spaces ideal for multi-generational gatherings, a theme close to their hearts.
While their primary residence remains the famous Waco farmhouse, this Colorado retreat represents a new chapter for the Gaines family. "It's been on the market for a while, so it just feels like the timing is really right for me to potentially make a really good deal on this property," Chip noted during the premiere episode.

The Show's Unique Appeal
Unlike their Texas projects, this mountain renovation introduces fresh challenges and inspirations. The limited series follows the family as they adapt to Colorado's lifestyle while maintaining their signature design aesthetic. With episodes airing Tuesdays at 9 p.m. ET and available for streaming on HBO Max and discovery+, Fixer Upper: Colorado Mountain House offers fans a glimpse into how the design power couple approaches a completely different environment.
For Joanna and Chip, this project represents more than just a renovation – it's about creating lasting memories in a place they've grown to love. As Joanna explained, "We had a feeling taking on this fixer upper would be worth it in the end." Only time will tell what surprises await in the mountains!
